The Case-Shiller index refers to several indices that measure home prices across the United States on a point system (with January 2000 set at 100). The Case-Shiller U.S. National Home Price Index tracks prices of single-family homes in each of the nine U.S. Census divisions. S&P/Case-Shiller released the monthly Home Price Indices for December ("December" is a 3 month average of October, November and December prices). This release includes prices for 20 individual cities, two composite indices (for 10 cities and 20 cities) and the monthly National index. US Home Price Predictions. Home prices rose 5% year over year last November. And recent reports from NAR, Case Shiller, and Zillow suggest resale house prices will rise in most cities in 2019. This is despite a recent slowdown in sales, rise in listings, growing interest rates, and more new construction becoming available. The Case-Shiller index prices are measured monthly and track repeat sales of houses using a modified version of the weighted-repeat sales methodology proposed by Karl Case and Robert Shiller and Allan Weiss. This means that, to a large extent, it is able to adjust for the quality of the homes sold, unlike simple averages.
